A pothole that appears in March won’t be smaller by June. Damaged asphalt sections deteriorate faster than most property owners expect — especially in the Twin Cities Metro, where spring thaw follows months of freeze-thaw cycling that has been working on every unrepaired crack and weak spot all winter. When your pavement shows active damage, Czars of Tar, Inc. provides asphalt patching that goes beyond a surface fill and delivers a repair built to last. Serving Ham Lake, Minneapolis, and the greater metro area since 1991, we’ve been applying permanent patching solutions to commercial and residential properties across Minnesota for more than three decades.

Every patching project starts with a detailed, honest estimate. You’ll know exactly what’s being done, exactly what it costs, and exactly what to expect when the work is complete — with no hidden fees added after the crew arrives.

Common Patching Problems We See on Twin Cities Properties

  • Potholes — The most visible form of asphalt failure. Potholes form when water infiltrates cracks, freezes and expands during winter, and breaks out chunks of pavement during spring thaw. Left unrepaired, potholes grow, damage vehicles, and create liability exposure for property owners.
  • Crumbling and Spalling Pavement Sections — Areas where the asphalt surface has broken down into loose aggregate and fragments, typically caused by oxidation, water infiltration, and freeze-thaw stress. These sections need to be removed and replaced — surface sealing alone won’t hold.
  • Utility Trench Failures — Patches over utility cuts that have settled, heaved, or crumbled due to improper backfill compaction. These are especially common in commercial lots where utility work has been performed over the years.
  • Sunken or Settled Sections — Areas where the pavement has dropped below the surrounding surface due to base settlement or soil movement. These low spots collect water and accelerate both freeze-thaw damage and base erosion.
  • Edge and Corner Failures — Pavement edges without lateral support break down under vehicle loads, particularly at lot entrances, driveway aprons, and pavement-to-curb transitions where the asphalt lacks containment.
  • Failed Previous Patches — Cold-patch repairs or improperly installed hot mix patches that have heaved, crumbled, or pulled away from the surrounding pavement. We remove failed patches completely and reinstall with correct methods.

Our Asphalt Patching Solution

  • Damage Assessment and Written Estimate — We assess every patching area for depth, extent, and base condition. Your estimate is provided in writing before any work starts — covering saw cutting, base repair if needed, asphalt, and cleanup. No surprises.
  • Saw Cutting Clean Boundaries — Every patch area is saw-cut to straight, vertical edges before the damaged asphalt is removed. This step is non-negotiable: clean edges are the single most important factor in how long a patch holds.
  • Damaged Asphalt Removal — Failed material is excavated and removed from the patch area. We also clear out any loose aggregate or unstable sub-base material before moving to the repair phase.
  • Base Inspection and Correction — The exposed base is checked for stability. Soft or saturated base material is removed, replaced with compacted aggregate base, and brought to the proper density before any asphalt is placed. This step is what separates a permanent patch from a temporary one.
  • Tack Coat Application — A tack coat adhesive is applied to the vertical saw-cut walls and prepared base to ensure the new asphalt bonds fully to the surrounding pavement on all sides.
  • Hot Mix Asphalt Placement — High-quality hot mix asphalt is placed in the repair area in appropriate lifts and compacted to match the elevation and density of the surrounding surface. We do not use cold-patch materials for permanent repairs.
  • Edge Finishing and Compaction Verification — Patch edges are finished and compacted to eliminate any lip or depression at the boundary between new and existing asphalt. The patch should be smooth, flush, and seamless with the surrounding surface.

What Makes Czars of Tar Patches Hold

  • Hot Mix, Not Cold Patch — Cold-patch materials are a temporary measure. For repairs that last, hot mix asphalt — properly placed and compacted while at temperature — is the correct material. We use hot mix on permanent repairs, period.
  • Saw-Cut Edges on Every Job — Clean, vertical saw-cut boundaries eliminate the tapered edges and poor bond lines that cause patches to pull away from the surrounding asphalt within months. Every Czars of Tar patch starts with saw-cut edges.
  • Base Repair When the Base Has Failed — We never skip the base inspection. Placing new asphalt over a soft or saturated base simply delays the same failure. We fix what’s underneath first.
  • Correct Compaction Throughout — Proper density in the patch body and at all edges prevents future settling, crumbling, and edge failure. We use the correct equipment and sequences to achieve this on repairs of all sizes.

Asphalt Patching FAQs

What's the difference between a temporary patch and a permanent patch?

A temporary patch — typically cold-patch material pressed into a pothole — is a short-term solution that buys time until a permanent repair can be scheduled. A permanent patch uses hot mix asphalt with proper saw-cut edges, base preparation, and compaction, and is designed to perform alongside the surrounding pavement for years. Czars of Tar specializes in permanent patching methods.

Why does saw cutting matter so much?

When asphalt is removed with irregular or tapered edges, the bond between new and old asphalt is weak at the boundary — and that boundary is the first place a patch fails. Saw-cut edges create clean, vertical walls that give the new asphalt a proper surface to bond against. It’s one of the most important steps in the process, and one of the most frequently skipped by lower-quality contractors.

How many potholes or problem areas can you address in a single visit?

We can address any number of patching areas in a single mobilization, from a single isolated pothole to dozens of problem spots across a commercial property. Multi-area patching projects are actually more cost-effective per patch because the mobilization cost is spread across more repairs. We assess the full scope during our site visit and scope it all into one estimate.

Can you patch around utility covers and drains?

Yes. Working around catch basins, manholes, valve boxes, and drain covers is standard in commercial patching work. We saw-cut and patch around utility covers while maintaining correct surface elevations and drainage at these features.

How soon can the patched areas be used?

Hot mix patches can typically handle foot traffic within a few hours. Vehicles can generally return within 24–48 hours depending on temperature and patch depth. We provide a return-to-service timeline specific to your project and conditions.
